My first investment with Ian was in 2016 and I have done about 17 promissory notes with him to-date. With the exception of one unsecured note, all have been secured by real estate (1st or 2nd mortgages). He has never been late in returning the principal amount of the note with interest each time by the due date or before. I have not required a monthly payment from him–only a balloon payment at the end of the project. He always has paid off the note with the required interest/points and it has never been a problem.
